To protect sellers, property that will be offered at auction is subject to a reserve price. This is a confidential figure, set between the seller and the auctioneer, that guarantees the property will sell for a minimum price. If bidding closes below the reserve price, it will not be sold.
Yes. Prior to the auction we will have a dedicated team of conveyancers come and value your property to help you determine the value of the property and help you determine a suitable reserve price if you are not sure.
A ‘Legal Pack’ is a set of documents prepared by the sellers solicitor. The legal pack includes:
• Official Copy of Register of Title (Office Copy Entry)
• Land Registry and Local Searches
• Special Conditions of Sale
• Property Information
• Fixtures and Fittings
• Management Information
• Leases
• Tenancy Agreements
• Planning Permission Documentation
Don’t worry we can help you and your solicitor produce this information.
Typically Properties will be entered into auction 4 or more weeks prior to the auction taking place. This allows time for the auction team to Market the property. Once sold at auction a reservation fee is paid by the buyer and the exchange of contracts takes place immediately to protect the seller. Once sold the sale usually completes within 1 month.
We will promote the property to our list thousands of active buyers nationwide. Additionally we will list the property online with well known platforms such as Rightmove and Zoopla. We can also discuss the prospect of more localised marketing campaigns.
